But today, Terreno is, above all, a neighborhood. And this hotel, more than a hotel, is that neighborhood.

Concept, Architecture & Design

Terreno Barrio Hotel is conceived as a “neighborhood within a neighborhood” – a place with its own identity, shaped by El Terreno’s creative past and a fresh, cosmopolitan energy. Two architecturally contrasting buildings form the core of the hotel:

The historic building:
A place rich in history, reinterpreted for today: where original architecture meets a contemporary vision, creating a retreat with unmistakable character. The historic building pays homage to El Terreno, defined by personality, style, and authenticity. The renovation carefully preserves the creative legacy of David Oliver while introducing modern touches, including Hughet ceramic floors, furniture by La Pecera, and a bespoke bar designed by Dos Monos. It is a place where life feels effortless – natural, genuine, and full of atmosphere. Open views across the neighbourhood and the Bellver Forest create a unique sense of both spaciousness and calm.

The modern building:
Where contemporary architecture meets the quiet ease of the Mediterranean, a space emerges that feels both grounded and inspiring. The building combines natural materials such as wood with abundant daylight, creating an atmosphere of serenity, clarity, and understated modern comfort. Artworks by Albert Piña and handcrafted elements by La Fiore add depth, texture, and subtle artisanal sophistication throughout the property.

The architecture was conceived by the renowned Palma-based studio OHLAB, internationally recognised for its sustainable and concept-driven hospitality projects. The award-winning firm – including “Architecture Firm of the Year” (Architecture MasterPrize 2022), AD100 Selection, and nominee for the EU Mies van der Rohe Award – developed a concept for Terreno Barrio Hotel that combines 1930s historic architecture with contemporary timber construction, LEED Platinum-certified sustainability, and an open, community-driven philosophy.

A defining element of the project is the idea of the hotel as an extension of the neighbourhood itself – a vibrant social meeting point connecting culture, gastronomy, design, and local community.

Rooms & Suites

The 41 individually designed rooms and suites reflect the architectural duality of the property. In the historic building (21 rooms), original structures meet a newly interpreted layer of colour, complemented by artistic works from Mallorcan artist Pedro Óliver.

In the new building (20 rooms), clean lines, natural materials and contemporary art — including pieces by Albert Pinya — define the spatial experience. Together, these create two distinct yet interconnected living environments that bring history and the present into dialogue.

Standard Double: Overlooking the streets of El Terreno, this room invites you to slow down and embrace the calm of the neighborhood. Located in our historic building, it combines the charm of the original with contemporary comfort designed for rest.

Barrio Double: More space and character to experience the neighborhood from within. Located in the historic building, this room reflects the essence of El Terreno with a modern, close perspective.

Superior Double with Balcony: Natural light, design, and fresh air define this room. In the new building, the private balcony becomes an extension of the space, perfect for starting and ending the day at your own pace. A balanced and bright stay, designed to enjoy wellbeing naturally.

Deluxe Double with Balcony: Here, space is lived freely. In the new building, this room combines spaciousness, a private balcony, and contemporary Mediterranean design. The sofa transforms into a bed for a child up to 12 years, making it a comfortable option for family stays without compromising on rest.

Junior Suite with Balcony: Featuring a private balcony and views of Gomila, this Junior Suite stands out for its sense of spaciousness and abundant natural light. We might even say waking up here is almost better than waking up at home.

Junior Suite Bellver with Terrace: A space where indoors and outdoors meet effortlessly. This Junior Suite invites you to experience El Terreno outside, with a private terrace designed to enjoy the sun, tranquility, and slow pace of the neighborhood.

Gomila Suite with Bathtub: A place where time stands still. This suite invites uninterrupted rest, with a free-standing bathtub designed to turn the end of the day into a small ritual. Elegance, silence, and wellbeing come together naturally here.

Terreno Deluxe Suite with Terrace: This most exclusive suite is a celebration of the outdoors and limitless relaxation. The private terrace becomes the true heart of the experience, with an outdoor bathtub perfect for unwinding under the El Terreno sky.

Culinary

Culinarily, Terreno Barrio Hotel positions itself as a vibrant meeting point for both guests and locals alike. In line with its guiding principle of “a restaurant with a hotel,” the restaurant Destape places the gastronomic experience at the centre and sets new standards for urban lifestyle in Palma. At its core is a “no filters” cuisine that combines product quality, craftsmanship and a clear point of view.

The kitchen works predominantly with seasonal ingredients sourced from local producers on the island, with a strong focus on sustainability, seasonality and respectful use of resources. Under the leadership of Gabriel Conti, who brings extensive experience from Barcelona’s international gastronomy and restaurant scene to Mallorca, Destape creates a Mediterranean cuisine defined by precise technique and a clear focus on product excellence.
